Before I Call This Board Meeting to Order…

As your new Association President I’d like to take two minutes or less to address the membership before the official meeting begins, if I may.

First, I’m your neighbor. I came here tonight with an open mind and a clear head. I left my personality at the door.

I’d like our meetings to be held according to Robert’s Rules, a copy of which I’ve given to the Vice President and ask that he bring it along with him to all our meetings. You’re all welcome to borrow it any time before or after each meeting.

Do the Right Thing…Assessments are Due on the 1st, Not on the 30th!

I cannot tell you how many times over the years that our staff has heard an owner call our office after receiving a late letter and exclaiming, “I am not late, it’s due on the 15th, 30th, etc.” No it isn’t, if you read your association’s documents I am sure that most of them state that it is due on the first of each month or the first day of each quarter and thereafter there is a “grace period” of a certain amount of time.

Remember, it’s Not About You, it’s About the Association

Throughout the year, we see individuals who get on their Board for the sole purpose of getting the association to do something that they want done. It may be a pet project that will help improve their unit, or to enhance one of their special interests. And in some cases, it can be something as blatant as getting new landscaping, an improved entranceway or the buildings painted, all in the hope that these improvements will help them sell their units, so they can leave!

In Defense of Community Associations

Last week I wrote about “15 Common Problems with HOA’s” and to counterbalance that assessment, I will detail what is good about community association living, based on a survey conducted by Zogby International of community association residents. Overall, a majority (70%) of the respondents of this survey told pollsters that they are satisfied with their homeowners associations, condominium communities and cooperatives.

Board Member Types: “The Has Been”, “The Never Were” and “The Wanna Be”

Throughout the years we have seen different types of Board members in our community associations. They are a member who is on the Board of Directors for “other reasons” than doing what is best for the association. They seem to want to be on the Board to prove something to others and maybe to themselves and their families.
